📊 What’s Happening in the Denver Real Estate Market?
I’ve been getting this question a lot lately, so I wanted to share a quick snapshot of what we’re seeing right now in the Denver market.
Here are a few key trends from the February report from the Denver Metro Association of Realtors:
🏡 Buyer activity is picking up
Pending sales jumped 29% from January, and lower mortgage rates (now below 6%) are encouraging more buyers to re-enter the market as we move toward spring.
📉 Prices have softened slightly
Median prices are down a bit compared to last year — about 2.25% for detached homes and 5.25% for attached homes— which is giving buyers a little more breathing room.
⚡ Homes are selling faster again
Days on market dropped significantly in February, and homes are closing at about 98.7% of list price on average.
💎 Luxury market activity is increasing
Closings for homes priced over $1M rose more than 36% month over month, showing strong activity in Denver’s higher-end market.
My biggest takeaway right now: buyers are selective, but when the right home comes along, they move quickly.
For sellers, that means pricing strategy and presentation matter more than ever.
