If you're selling a Denver home with solar, one of the first things I want to know is: Are the panels owned outright, financed, or leased?

A leased system can mean a potential buyer needs to assume an existing agreement or navigate additional requirements. There may also be extra documentation or steps involving the lender and title company.

None of that necessarily means you have a problem.

It means we need to understand exactly what we're working with before your home hits the market.

The last thing I want is for a buyer to fall in love with your home and then discover a solar agreement they weren't expecting.

The best neighborhood isn't the one everyone else chooses. It's the one that fits the way your family actually lives.

The response to our Foxfield property during the coming-soon period was so strong that we moved the listing active ahead of schedule. Within the first 24 hours, we had 10 showings and four offers—all above asking price.

It’s a good example of something I tell sellers often: buyers are still willing to compete when the right property is positioned well.

That starts before the listing ever goes live.

Pricing needs to make sense for the home and the market. Photography needs to make buyers stop and pay attention. The presentation needs to tell the right story. And the marketing needs to put the property in front of the right people at the right time.

Every home is different, and no result is guaranteed. But thoughtful preparation can make a meaningful difference in how buyers respond.
